REPAIR OR REPLACE: THE CORRECT SOLUTION FOR YOUR ROOF
Often times homeowners will spot a leak and worry that this means they need to replace the entire roof. Luckily, this is not always true.
These are the most common causes:
The first step is to conduct a visual inspection from the ground. The best way to do this is to use a pair of binoculars. Check the entire area of the roof and make sure to cover every angle possible. The most common signs of aging you will want to keep an eye out for are cracked, curling or loose shingles. Special attention should be paid to any points that break or meet the roof such as valleys and vent pipes. Make sure the flashing and boots are undamaged and in their proper place. The edge of the roof should be flat, with no clear wind damage.
You will also need to go into your attic in order to observe the condition of the wood, trusses and the underside of the roof deck, if visible and not covered by foam insulation. You should not see any water stains or signs of warping. Check the blown-in insulation for clumps, they are a definite sign of water damage. Make note your findings.
SIGNS YOU CAN REPAIR YOUR ROOF
The most important question you must ask yourself is: do the issues appear to be contained in a specific area? If the answer is yes, you may only need some repair work. There could be a dent or hole caused by wind or pieces of debris. However, just because this is a relatively minor problem, doesn’t mean you should ignore it. Your roof is constantly exposed to harsh elements, even the smallest hole can expand in a short time causing more widespread damage and potentially force a replacement.
SIGNS YOU NEED TO REPLACE YOUR ROOF
Asphalt roofs that are 20 to 30 years old are typically at the end of their service life. Significant, widespread damage such as curling, cracked or loose shingles are typical signs of aging. The shingles may bald where granules have worn off. If you noticed small holes of light while in the attic, it will be necessary to have your roof checked by a professional.
